
Warranty
ALL the properties that we place for sale are
subjected to a careful analysis, to avoid "surprises"
to its buyers:
1 - We verify all the data registered in the "Cadernetas
Prediais" confronting them with the existent
property in way to know of the legality of the built
constructions, the true proprietors' names, real area,
confrontations, limitations, responsibilities, etc.
2 - We consult the "Plano Director Municipal"
of the area, to certify ourselves that the property is correctly
inserted and that other infrastructures are not foreseen for the
proximity, which could harm the new proprietors (sanitary
embankments, cemeteries, industries, factories, resorts,
highways, etc.
As example, we remember that dozens of small proprietors saw
their lands crossed by the recent axis of Algarve - the "Via
do Infante". Just because in the moment of its acquisition,
they were not properly informed about its inevitable construction.
Or still the case of an urbanisation in Lagoa, close to Parchal,
that sells plots for construction of small villas without
informing their buyers that the construction of a cemetery is
foreseen close to the urbanisation.
3 - As we know this area reasonably well (we just sell properties
in the councils of Lagoa, Silves, Portimão and Monchique) we
know eventual physical problems of each zone (draining zones,
zones with agricultural cultures generating plagues of mosquitoes
for example, zones of great traffic with weighed trucks carrying
dusty materials, etc. etc.). We reject the promotion and sale of
properties with faulty conditions.
4 - We analyse the existence of basic infrastructures: water,
electricity, sewers or septic tanks, accesses, etc.
5 - We certify the non-existence of another proprietors' (by
donation, inheritance, etc.)
6 - We verify the validity of all the necessary documents needed
for the proper sale of the property.
7 - We certify ourselves of the existence of eventual mortgages,
interests, and bank conditions for the quittance of the existent
debts.
8 - In doubtful situations we sought the advice of a Lawyer
expert in properties which analyses and advises us to give up or
not of its promotion.
9 -Finally, we investigated the neighbours about eventual hidden
reasons for the sale; (its proprietors sometimes try to sell due
to serious difficulties such as cut accesses, lack of drinkable
water, bad neighbourhood, proximity of illegal or dangerous night
clubs, etc.)
